Methamphetamine residue is invisible, odourless at low levels, and can remain in a property long after the drug has been used or manufactured there. For Auckland homeowners, landlords and tenants, understanding the health risks of meth residue is essential. How meth residue exposure happens

Meth residue settles on walls, ceilings, floors, furniture, curtains, ventilation systems and other surfaces. It can be absorbed through the skin when people touch contaminated surfaces, inhaled as dust or particles, or ingested when hands are transferred to the mouth. Children are especially vulnerable because they spend more time on the floor, touch surfaces frequently and often put their hands and toys in their mouths.

Porous materials such as carpet, underlay, upholstery, timber and plasterboard hold residue more readily than hard surfaces. Once residue has penetrated these materials, standard cleaning methods are usually ineffective. This is why NZS 8510:2017 sets residue limits and why contaminated materials often need to be removed and replaced.

Common health symptoms of meth residue exposure

Health effects from meth residue exposure vary depending on the level of contamination, the duration of exposure and individual sensitivity. Common symptoms reported by occupants of contaminated properties include:

  • Headaches and dizziness
  • Respiratory irritation, coughing or breathing difficulties
  • Skin rashes, redness or irritation
  • Eye irritation and watery eyes
  • Nausea and loss of appetite
  • Sleep disturbances and fatigue
  • Behavioural changes, particularly in children

Symptoms often improve after people leave the contaminated environment, which can be a sign that the property is the source of the problem.

Who is most at risk?

Certain groups are more susceptible to health effects from meth residue. These include children, babies, pregnant women, elderly people, and those with asthma, allergies, weakened immune systems or chronic respiratory conditions. Pets can also be affected, showing symptoms such as lethargy, skin irritation or breathing problems.

Because children are smaller and have developing bodies, their exposure to residue relative to their body weight is higher than for adults. This is why the New Zealand standard and most property managers apply conservative clearance levels for homes that will be occupied by families.

P-lab contamination is more serious

Properties used as clandestine laboratories present additional health risks. Meth manufacturing involves toxic chemicals such as pseudoephedrine, phosphorus, iodine, ammonia, acetone and hydrochloric acid. These chemicals can leave residues that are harmful even at low levels and may damage surfaces, corrode metal and create fire or explosion hazards. P-lab cleanup is therefore more complex than standard meth decontamination and must follow strict safety and disposal procedures.

Why DIY cleaning is not enough

Standard household cleaning products and bleach do not neutralise meth residue effectively. In some cases, they can spread residue or cause chemical reactions that make contamination harder to remove. Without proper testing, you cannot know whether a property is safe. Only independent IANZ-accredited lab testing after professional decontamination can confirm that residue levels meet NZS 8510:2017.

If results exceed acceptable levels, move occupants out until remediation is complete, and do not attempt to clean the property yourself.
